Stage 1 (DA)

Definition & Appraisal

Our design process begins with a meeting with one of our designers at your property / site. During this meeting, we will help to refine your brief and advise on the best route forward for your project.

Stage 2 (CD)

Conceptual Design

Here we will draft the preliminary design proposals including sketches, architectural drawings, material samples & 3D visuals. Our designers will collaborate with you to discuss every aspect of the scheme and to illustrate the quality of the proposals.

Stage 3 (DD)

Detailed Design

The designs prepared in stage 2 are refined where necessary and any statutory planning applications are
submitted and local authority queries dealt with.

Stage 4 (TD)

Technical Design
Once the initial planning consents have been obtained, we will then progress the drawings from conceptual proposals to fully detailed designs and schedules. This level of detail allows for accurate prices to be obtained for construction.

Our Fees


How much will it cost?

This fixed fee is based on a percentage of an estimated build cost and is usually between 2 – 10% for a full architectural service depending on the scope of work. 

We don't quote fees as a percentage of the final cost of the works because we don't believe our fees should go up if your project doesn't come in on budget.

* Interior design & 3D rendering services - prices to be confirmed once initial architectural plans have been agreed.


When would I pay an hourly rate? 


We only charge an hourly rate for work that is difficult to estimate. For example, if your project is particularly contentious and requires protracted planning negotiations. We are more than happy to give a fixed fee for the remainder of the work once planning negotiations are complete.


Are there any hidden costs?


We do our best to ensure that our fee includes for all disbursements (including travelling expenses and printing costs etc.). We will always let you know (before proceeding) if you are likely to incur costs in addition to our fee. Fees for other consultants and local authority charges are not included in our fee.


Do I need to sign anything?


Yes. After our consultation visit we will send you the following:

Letter of appointment (detailing the project scope and our fees).

Standard conditions for the appointment of our designers.

Schedule of services.


If you are happy to appoint us for your project then we ask that you sign and return the letter of appointment (via e-mail or post). We will then countersign it and send you a copy for your records.
